Different costs but property tax same 

Bhopal, Mar 5: Same property tax is being recovered from bungalow owners and shed holders in Shyamla Hills area. Some persons are owner of bungalows worth one crore rupees while in nearby areas shed holders are being charged same property tax by Bhopal Municipal Corporation.

Though it seems amazing but it is true. It is due to disparity in calculating the property tax. It is only one example but same is being done by the corporation in other areas of the city also.

In seven number bus stop area the same disparity is seen in a large complex. At ground floor and first floor there are shops and the ground and first floor shops are much costlier than upper floor.

But same property tax is being recovered from all the shops here.

The same situation is also in other business complexes. Along with this the flat culture is increasing rapidly in the city. Disparity of property tax also emerges in it. The upper floor flats of the apartment are of low price but they have to pay the same property tax as the ground and first floor occupants pay.

The proposal for property tax has been prepared with a view to remove disparity in which it is recommended that property tax should be fixed on the basis of collector rate.

Why it is so?

According to the present formula for recovery of property tax, the rate is fixed on the basis of area. Whether it is bungalow or shed, all have to pay property tax on the basis of fixed rate.

New proposal

The Municipal Corporation has decided property tax according to government rate of the property. A constituted committee, chaired by BJP Corporator, Krishna Mohan Soni, has prepared this proposal.

According to it, property tax should be decided on the basis of land cost. There remains a great difference between posh area's land and slums area's land.

Similarly, there is proposal to impose more property tax on lower and upper floor in any complex. Municipal Corporation Indore is recovering property tax on this basis.

Total accounts- 1.84 lakh

Total demand of this year- Rs 103,67,64,000

Recovery up to January 31- Rs 30,35,00,000
